Why does a lender need to instruct a solicitor on my home purchase?

When you buy a property with a mortgage, your lender will need to ensure that the money they are lending is ‘safe’.

When you take out a mortgage, the loan is ‘secured’ on the property being purchased. A mortgage lender must therefore be satisfied that the property has a ‘good and marketable title’ to ensure that the property can be sold without legal issue.

Most solicitors aren’t on all lender panels.

There are around 100 mortgage lenders in the UK.

Each lender has a set of specific requirements that a solicitor must fulfil in order to be able to represent the lender.

Whether a solicitor’s firm is or is not on the panel of a particular lender is not usually a reflection of the competence of the firm.

Some lenders will only appoint firms with three or more partners. Some lenders will only work with firms that regularly handle a certain volume of residential conveyancing work for them.

AML Solicitors are currently on the panels of the following lenders:

  • Abbey National
  • Accord Mortgages
  • Aldermore Mortgages
  • Alliance & Leicester
  • Bank of Ireland
  • Bristol & West
  • Chelsea Building Society
  • Godiva
  • Halifax
  • Leeds Building Society
  • Lloyds TSB
  • Nationwide
  • Northern Rock
  • Norwich & Peterborough
  • Principality
  • Santander
  • Skipton Building Society
  • The Mortgage Works
  • The Woolwich
  • Together Finance
  • TSB
  • Virgin Money
  • Yorkshire Building Society

AML Solicitors act for both  commercial and residential clients relating to any property transactions.  For example:- buying, selling, transfers of equity, re-mortgages, buy to lets, option agreements, any land deals, development, SIPP transfers and much more.

AML Solicitors are not on the Kensington Home Loans or Foundation Home Loans Panels.

What if my preferred solicitor is not on my lender’s panel?

If it is discovered that your solicitor is not on your lender’s panel, the lender/broker will insist on using a different solicitor to conduct the legal work.  This will entail a new solicitor carrying out all initial paperwork again, which could waste valuable time.

AML Solicitor make applications to lenders and have received quick responses from lenders.  AML Solicitors can help you with your purchase whether your lender is stated in the above list or not.

If you require any assistance, please contact either a.brown@amlsolicitors.com or call through to reception, who are willing to take any messages.
